About This Project
Historic Adaptive Reuse
38 Exchange, formerly the home of Lynn's Daily Item newspaper, had fallen upon hard times when we started working on this project. The building was completely abandoned, except for the pigeons on the top floor.
The project started with a full gut of the original building and the adjacent addition which housed a two-story printing press. 31 residential units were created on the second through fifth floor. With the unique geometry of the building, these light-flooded units have sweeping views of the ocean and downtown Lynn.
Working with the Massachusetts Architectural Access Board and Lynn's Inspectional Services Department, we were able to re-use the building's historical stairs. A new elevator was added to the rear of the building ensuring all residential units comply with local building and accessibility codes.
The facade was brought back to its historic prime working with the Massachusetts Historical Commission to secure Federal Tax Credits to restore its windows and cornices. It was a painstaking 3-year process to revive this stunning architectural gem located in the heart of downtown Lynn.
